A building you can be proud of
Shining floors, sparkling restrooms, clean carpets and well-maintained offices. You shouldn’t have to complain to your cleaning company to get the service you already pay for.
Inspected, not assumed
We conduct quality inspections on a regular basis, provide the supervision that is essential, and keep our people in ongoing training.
Results without the headaches
We believe in communication. We ask you to rate the service you receive, because it is your opinion that counts. When you need more, we are ready.
Not all contractors are the same
Many people think janitorial work is easy and that price is the only difference. Usually that is discovered the hard way, after a bad experience.
Before you sign with anyone
What a proposal should address
Ask any contractor you are considering for these five things, including us. A proposal that cannot answer them is telling you something.
-
The standard your building must be held to
The level of cleaning and appearance that has to be maintained, written down rather than assumed.
-
Specifications, area by area
The cleaning tasks needed in every area of your building, and how often each one happens: daily, weekly, monthly.
-
The numbers behind the bid
Cleanable square footage for carpeted and non-carpeted areas, and how many people occupy the building each day.
-
Who is supervising, and when
How many supervisors and managers are on duty and in the building during office hours.
-
What happens in an emergency
Whether there is a direct response program, and what it actually consists of. Ask for the details.
And the service agreement itself
Whatever proposal you accept, the agreement that comes with it should identify:
- the period the contract is in effect
- the bid and contract price
- the renewal period
- the cancellation clause
- invoicing and payment procedures
A recommendation from Omni
Software we think our clients should have
CleanIntell is a separate company, building a system for commercial property managers. It is not ours to sell and it is not part of our service. We are telling you about it because we intend to work through it, and because we think a cleaning company’s work should leave a written record, not just a promise.
- Arrival, time-stamped when the crew taps in Not a sheet filled in afterwards. The crew taps in when they arrive, and the time is recorded by the system rather than typed in by a person.
- A direct line to the company that cleans your building Messages between you and the cleaning company, one conversation per building, with nobody in between, and English and Spanish translated both ways in the same conversation. When a cleaner spots a problem, they can report it from their phone, with a photo if they take one, and it reaches you in your language.
- Licence and insurance dates, before they lapse Your cleaning company’s licence and insurance expiry dates, kept with each building, and a warning 60 days before either one runs out, so you see a renewal coming rather than finding out after a certificate has lapsed.
- One place for the history of the building Every logged arrival, what the crew ticked off, the problems they reported and your scope of work, kept with the property instead of scattered across inboxes and phones.
We would rather say this plainly than have you find it out later. Omni’s owner, Rich Myers, is a founder and the CEO of CleanIntell. Thirty years of running crews went into deciding what a property manager actually needs to see, which is why we intend to use it.
CleanIntell charges its own software fee for each building, paid to CleanIntell rather than to us, and entirely separate from what you pay for cleaning. It is also built to work with whichever contractors you use, including the ones that aren’t us.
Ask us about it when you call, and we will tell you where it has got to. Or read about it yourself at cleanintell.com.
The choice is clear
We can deliver on our promises. We solve problems, we don’t create them. Please get in touch about your building service needs.
